The National Planning and Building Commission for high-priority housing sites, headed by Ministry of Finance deputy budget director Eran Nitzan, today approved for deposit two plans in high-priority sites in Tzrifin near Rishon Lezion.
The area of the Tzrifin military camp is part of the Shoham 3 agreement signed by the Ministry of Finance, the Israel Land Authority (ILA), and the Ministry of Defense. The project is one of the first to be marketed from the IDF bases slated for evacuation in 2016, which makes it very important for the agreement's future.
The first plan involves a 470 dunam (156.7 acres) site zoned for 3,700 housing units, 50,000 sq.m. of business space, space for public institutions, and open public spaces. It is the more easterly of the sites, west of Highway 44 and north of Highway 4313.
The second plan covers 400 dunam (133.3 acres) zoned for 3,200 housing units, 180,000 sq.m. of business and commercial space, space for public institutions, and open public spaces. The Brown Line of the light rail project is also slated to pass through this site along Naomi Shemer St., the main traffic artery in the plan.
The two plans designed and written with the cooperation and support of the Be'er Ya'akov Local Council, are located north of the Council's area.
Plans for construction, open space, roads, and business and commercial spaces were presented during the Commission meeting, as well as infrastructure systems, including water and sewage.
20% of the proposed housing units are small-sized.
