The National Planning and Building Committee for Priority Residential Sites, headed by chairman Eran Nitzan, today decided to approve for deposit a plan in western Kiryat Gat. The plan was promoted and submitted by the Israel Land Administration through the Korin Yaar Architects firm, and was designed by architect Tali Yaar.
With a current population of 54,000, the new housing and project currently under construction, will see the city triple in size by 2025.
In pursuit of the committee's decision to make residential areas more dense, the plan adds a residential neighborhood with 9,500 housing units, instead of the 8,400 housing units originally submitted, with varying sizes and densities. 25% of the housing units will consist of 80-sq.m. apartments.
The plan also includes 40,000 sq.m. in business space in the residential neighborhood, 16,000 sq.m. of commercial frontage, public buildings and institutions, and open space at various levels of development for the population expected to dwell in the neighborhood.
The southern part of the plan contains a 1.5 million-sq.m. industrial and warehouse zone. The proposed plan provides great flexibility in future uses, which will require a detailed plan setting forth the uses and their scope.
"The combination of a residential neighborhood and space for industry and warehouses is designed to enable the local authority to absorb residents, while maintaining the plan's financial soundness, based on the expected growth in revenue from the industrial zone," the Ministry of Finance said.
